Please give an honest opinion on how you feel the Board of Directors are handling the affairs of the Association (owners). This is a general question as it pertains to;
1) Appropriate execution of their duties 2) Judgement in execution of decisions to meet the needs of the association and it's members 3) Have they generally included the members on changes to be voted upon

I was looking at the financial statement and noticed 2 of the directors are also part of Metro Associates. Does anyone else find this to be a big conflict of interest???

The Board of Directors needs to hold Metro Associates to a higher standard. Metro should be inspecting the grounds and doing maintenance on a regular basis, it seems the only work done is by request or for an emergency. The community looks shoddy from years of neglect and it is up to the Board and Metro to work hand and hand to remedy this situation. The board can also look into other management companies that will more than likely give us much better service for our money. I have been denied for claims that were clearly the responsibility of the association. Read the contract you signed with Metro Associates, especially the responsibilities of the property manager. The homeowners are not happy and it is time for change.

The homeowners are not happy and it is time for change. This is the way it's was originally set up. By the original developer. By the NJ State Condominium laws. All written into "our by-laws". The board has been corrupted through the years and is currently "controlled" and run by Hayes and Metro. That is why the condition of things. The lack of funds. The lack of response from our own board. The board and Metro are one and the same at this point. We need to "elect" a whole new board and separate the property management from the association. As it was originally set up and as State law calls for. It might be time for the State to get involved with this as well, to investigate Metro's dealings.

If we as homeowners can not get a handle on this I think it is definitely time to get the state involved. I asked the office about the assessment and wanted to know about the required reserve funds and he said they were all used up. I would bet they have been raiding the reserves for years which is against the law without a vote of the owners. I am also disappointed that I can not attend tonight's meeting, just found out about it. Wish I had know earlier. Good luck tonight, I want to attend the next one.

I just came across this. WTF is going on here? What a bunch of crooks. Shady would be an improvement if the sun could actually shine under the rock they crawled out from. An entire board and their attorney in cahoots to steel from us. So WTF? Why arent' these people under lock and key? Why hasn't the state taken away attorney's license?
