Hi, I registered for this board weeks ago. Are we supposed to get email alerts when new alerts are posted? I am a teacher and with the start of the school year plus being busy with my own kids I didn't have a chance to check the boards and missed both meetings that were held. However, I would like to be involved because as a homeowner I am very unhappy with all of the same issues that others have cited on this site. Is there a way to get alerts via email? I would like to know what plan of action is being put in place also would like to know if another meeting will be held. Thanks in advance for your response, Samantha @ 117 Brandywine

The next meeting with be in a couple of weeks. I am working to add direct email alerts to everyone on the site to notify of the meetings as reminders to postings on the site.
To get automatic email alerts from the site, go to your profile and notificaitons and click email for all items you wish alerts on.

Has anyone discussed the issue of foreclosures in the neighborhood? I know I was reading in the paper a while ago about how foreclosure a are costing associations $ in missed fees. That same article an association had involve lawyers in addressing the issue with the banks that possessed the foreclosed units to somehow get the fees that were being missed. Just a thought, I wish I had saved the article, it was in the asbury park press.
Additionally has anyone considered involving the press in investigating our management company? That would probably make someone sweat if there is anything criminal or inappropriate going on. Asbury Park Press does do that sometimes (press on your side)

Probably not the same article you were talking about. But interesting info just the same. Unpaid owners fees hurt condo associations ....pdf (405.93 KB) Getting the Press involved would be interesting. I think as we talk to Laurelton Woods' people, we may be able to put together some pattern of behavior that would interest a new reporter enough to start poking around.

Interesting article. Not the one I had read but same issues. The one I read was discussing how one association did something with attorneys to get the fees from banks that were not selling the foreclosures. I wonder how much foreclosure and delinquencies are impacting our community.

I wonder how much foreclosure and delinquencies are impacting our community. The actual numbers and specifics has been something the board has been reluctant to disclose. The financial statement (2013) does mention 43 units related to bad debt. As to the real number of partially delinquent units is unknown. Legal recourses have been claimed too expensive and unproductive by the board. There is an alternatives to the foreclosure problem, but, will require fresh minds to make it happen. Like so many problems, our existing board is antiquated in thought and methods. Fresh approaches focused on solutions and less on an individual's payoff, is the only way we will stay off bankruptcy of the association.

I am working on something, from the recent discoveries, that will get us closer to a big write up in the Press.

Received a general proxy letter today in the mail which appoints Mary Anne Hayes as Secretary of Board of Directors with a stamped self addressed return envelope and I want to know who paying for this postage. I called Metro today and spoke with Mary Ann Hayes requesting a blank proxy be sent to me and she told me the group who is trying to fire her would give me one. I then told her it was her legal obligation to send me a blank and she still refused. I am trying to make arrangements to attend the meeting this Thursday but live an hour away so not sure if I can make it but definitely want a proxy. Could you possibly send one by mail or email one to me. I also want to point out that this is a definite conflict of interest as I'm sure we all know and I question the legality as a management company for refusing to send out blank proxy forms. Do we have the advice of an attorney available for any of this. I feel like this is going to get ugly and we probably need some good advice. Patti

Patti This is a direct conflict of interest for a "hired" property management company to insist on putting their own employee on our Board. We do have legal advice on this matter. I will make sure you receive a proxy form, with an explanation of it's purpose, how it will be used, and with full disclosure. We will be collecting proxies regardless of the votes for or against our list of Board candidates. All proxy votes collected will be voted. We will be at the diner from 7-9pm. If you can't make it, I will make sure you get information of everything discussed. Our goal in all of this has been to remove the corruption of our Board and get our Association back in the direction to make it the community we all thought we were buying in to.
