I did read that they are the State agency that inspects buildings that have associations caring for them.

I was listening to this on the radio this morning and sent the link out to a few people. Maybe we can use this to get some steam going again on our fight for change. Seems like so many people that were on the bandwagon a year ago dropped off. After hitting a few hurdles people gave up and thought it was better to go with the what I don't know wont hurt me mentality. I know someone already sent an email after reading that article... if they get enough emails/letters from us maybe it will grab some attention.

FYI - I emailed Senator Kean this morning. Here is my email that was acknowledged by his office as received.

Thank you for your introduction of the Protection Act for residents in homeowners' association in NJ. However, we need more teeth in the law. Enforcement of By-laws, Conflict of Interest, and owner's rights to get answers to any question regarding their community property and business of managing in needed.
At Burnt Tavern Manor where I have owned and lived for 31 years is in such disrepair that I cannot sell my condo. The fraudulently elected board members (Trustees and Secretary/Treasure), not only control the elections and the board, but are also are officers of the property management, Metro Associates LLC, and property management for rentals as Paul Hayes Management Co. Fraudulently obtained proxies by mail, across state lines, was the manner in which they stole an election with the help of the Assoc attorney, Stephen B. Kotzas, who has legally represented the Assoc and the CEO and Pres of Metro Associates, LLC. for at least 25 years.
We have not received the 2014 Financial Statements, much less an Independent Auditor's Statement. The Assoc has ended the last 3 years in losses greater than the previous ones. In 2014 the Assoc was on a Tax Sale for months due to non-payment of water/sewer.
Please help us find a way to get rid of these Dictators who have controlled this community for 30 plus years and protect our properties before we lose our investment altogether and the peace of our homes.

Wow! I'm jealous. I wouldn't even bother renting, Id want to cut all ties with this place and not look bad. Why keep the headache? Congrats and Good luck!!

Thanks for the well wishes. I'm with you 100% as far as selling vs renting this place. Goal is to sell, back-up is to rent it out. Sellers don't seem to be very successful for some reason? I wish you and all the responsible owners luck in moving on. It's really a sad situation here. It could be sooo much better a place to live if the high fees went to something that could improve the area. Everyday I enter this street full of craters and just rough all around... careful not to destroy my car at 15 mph, and I just shake my head. As you know, it doesn't get much better from there. I have definitely seen worse, it just seems to me for the cost it could/SHOULD be far nicer. I can't complain about my neighbors or high crime and the like, for me it's just about principle mostly. Anyway thanks again and bestwishes.

Don't forget to let your realtor know that your deed is wrong and doesn't match the master deed of the property. Otherwise you run the risk of a future lawsuit from the buyer for fraudulent sale. Just another downside to dealing with a corrupted board controlling things.
